    we have lloyds tsb bank and we never had any problems

    Bank. No question. a “mortgage loan officer” has no qualifications. Most of them a scum, it would take a lot before I trusted one, namely I would have to know them.

    Definitely a bank. They have to abide by lending laws.

    Loan officers are sharks in disguise and the reason why the real estate market is such crap these days.

    They are both subject to the same laws. If you go to a bank you will deal with a loan officer who works for a bank, there is no difference.

    I’ve worked on both sides and do the job the same way regardless of my employer. I’d suggest asking some people you know and trust if they had a good experience with a person, not a company, and check out a few people that way. Past performance is a good indicator of how someone will act in the future…
